RedTop vacation rental is conveniently located to a grocery store, home-supply store, coffee drive-thru locations, a variety of restaurants and just 8-minutes from Oregon State University's Reser Stadium. No car, no problem. Corvallis' free convenient transit service is within walking distance and is an easy way to reach downtown or OSU without the need to find parking.

Rate Details for Short-Stays (2-14 nights):
The base rate of $299 per night is for up to 4-guests, plus $39 per additional person/per night, for up to 6-people, including children of all ages. The default rate of $299 is for up-to 2-couples using two guest rooms.
The housekeeping rate is subject to change ($229 - $249) depending on number of guests and length of stay.
Security Deposit:
Fourteen days before arrival a security deposit may be captured.
The security deposit range is $750- $1,500 depending on the number of guests and length of stay. Pets are not allowed at Redtop Place vacation rental.

Credit Card Payments for Extended Stays:
We ask our guests to pay their invoice with an ACH payment via their banking system due to the high cost of processing credit card payments. To manage credit card payments we charge a 5% fee on the entire invoice.

The monthly rate, for extended stays, includes bi-weekly housekeeping, all utilies, W-Fi, and a 55' SmartTV for guests to stream their personal apps.

Cancellation Policy
Cancellation/Reservation Change and Refunds:
Rates will not fluctuate when some guests stay less days than other guests.
Standard Season = 14-days before arrival Sept 15 - April 30
Peak Season May 1 – Sept 30 - 45-days (depending on the below mentioned OSU event weekends)
OSU Event Weekends = 60-days before arrival -
Includes Fall and Spring Family Weekends, Mother's Day Weekend, and OS Football weekends.
OSU graduation and other Willamette Valley Graduation weekends scheduled June 1 - June 20.
Must cancel 6-months before arrival.
Full payment is due consistent with cancellation policy.
Service fee range ($250-$500) will vary this week depending on number of guests and length of stay.
Note that we understand that life happens and cancellation does happen. And as a small business we can not afford to pay for changes that occur for our incoming guests.
When lodging payments are done via credit card, a merchant fee is charged to the business.
There is a credit card processing fee to our small business when a guest makes a reservation and pays with a credit card. We absorb that as part of doing business.
When cancellation occurs, inside the cancellation window, all rental payments will be forfeited, unless the space is re-rented.
If the property you rented is re-booked for the same period and rate, a full refund (less $250 cancellation fee) will be made.
If a portion of your time is re-booked, a pro-rated portion of the rental payments will be refunded (less $150-$250 cancellation fee).
Refund related to cancellations:
We are flexible in offering a refund, consistent with the stated policy at FernwoodCircle.com, VRBO and AirBnB. We do recover the credit card processing associated with the reservation. The merchant processors do not refund the processing fees to our business.
Credit card processing fees are 4-6% of the entire invoice depending on the type of credit card used.
Extended stay cancellation policy is 30-days before date of arrival.
Cancellation or reservation changes to a reservation may result in a cancellation fee. If cancellation or changes occurs PRIOR to 30 days (or the stated cancellation policy) before arrival depending on Peak Season or Standard Season, the cancellation fee will be $250.
If cancellation occurs inside the cancellation window, all rental payments will be forfeited, unless the space is re-rented. If the property you rented is re-booked for the same period and rate, a full refund (less $250 cancellation fee) will be made.
If a portion of your time is re-booked, a pro-rated portion of the rental payments will be refunded (less $250 cancellation fee).
No fees will be refunded if you are cancelling for a major Holiday you must do a cancellation within 60 days of arrival date or all rental payments will be forfeited, UNLESS the space is re-rented.
NOTE: When a reservation is NOT processed via fernwoodcircle.com, the guest will be charged a reservation service fee by the portal where the booking originates. Fernwood Circle does not control that fee. All refunds and portal fees are driven by the specific portal policy.

SHORT-STAY PROPERTIES:
A security deposit of $750 - $1,500 depending on the property reserved, will be captured against your credit card, 14-days before arrival. The deposit is refundable after housekeeping clear the property for no damage.
When additional guests stay, than confirmed for a reservation, additional charges will apply. The additional charges will be deducted from the security deposit or charged against the credit card on file.

"Perfect House For Hosting a Family Get-Together"
Several of us were visiting our elderly father/father-in-law and needed a comfortable place to have lunch and hang out. This house made our experience perfect. The weather would have been perfect for sitting outside under the umbrella but a couple of us wanted to sit indoors with the AC. So we sat at the dining room table. It was still perfect. Thanks so much to Alexandra for making our stay so easy.

My family of 4 was looking for a furnished house to rent in Corvallis this summer due to the COVID pandemic and decided to stay at Fernwood Circle's Redtop guest house. When we arrived we were very pleased with the warmth and pristine condition of the home, its location at the end of a quiet cul-de-sac and the overall attention to detail. We appreciated the many thoughtful touches, from the decor to the furnishings to all the little things you need in the kitchen and restrooms to settle right in. The backyard was perfect for our two young children. Alexandra, the property manager, was attentive and easy to work with. Highly recommended!

We needed a breath of fresh air after working long hours through COVID.
The house did not disappoint. We were met by the property manager, given the garage door opener (yes! drive in garage) and door codes. She even made a dinner reservation for us when I asked for suggestions.
A nice patio seat at a local Italian restaurant. Beds. Let's talk sheets. I own a commercial laundry that irons bed sheets and I was thrilled to feel the quality of the bedding.
Ahhh. Clean, fresh, ironed sheets on a well made bed. The house is at the end of cul de sac in a quiet neighborhood so taking a nap in those sheets is encouraged.
We had two couples (our son and his wife) on a cool rainy-ish long weekend.
We used the grill, Instant Pot and griddle. We did the stay-in thing which we enjoyed very much. There is a bumper pool table in the office room; we didn't use the computer but we all used the internet for work bits.
There is a game / puzzle table that we used for sewing lessons. Which was nice, so we could all be around without being in each other's hair. The walking trail to town is not more than 1000' feet from the house.
Take your towny bikes! We did not but will next time!!
"Quiet Spot to Celebrate!"
I celebrated my birthday last weekend with my partner and a group of friends at Redtop Place! Our bed was like a cloud. I can't remember that last time I slept so well. The home was spotless, clean and well thought out. The neighborhood was quiet and close to shopping and restaurants. We were blessed with great weather to enjoy the spacious fenced backyard. Thank you again Alexandra for a fun stay. We always enjoy staying in your properties!
