The Everglade Townhome offers the perfect blend of affordable luxury in a charming residential neighborhood in Southeast Corvallis. The first floor features an open plan living space inclusive of a living room, full kitchen, and dining room area with plenty of natural light.
Kick back in a comfortable leather chair while you read or stream Netflix. The sleek flatscreen monitor and soundbar are perfect for streaming your favorite streaming media.
A full kitchen complete with an island allows you to prepare dinner while listening to the TV or chatting with people who are relaxing in the living room or dining area. The kitchen is also close to the outdoor seating area and grill which is convenient when you are prepping for a BBQ or grilled meal.
The wood dining room table seats five. It is part of the same open plan area as the kitchen and living room area.
This townhome is decorated with a warm, soothing color palette reminiscent of a desert sunset or twilight near a canyon. This theme extends from the light colored hardwood laminate floors to the warm hued walls and art.

Rate Details for Short-Stays (2-14 nights):
We structure rates to give business and family travelers flexibility. The capacity for the townhome is four, including children of all ages. The default rate of $199 - $399 per night is for up-to 2-guests sleeping in the master bedroom only, with access to the rest of the townhome. The charge for additional guests, up to four guests, is $39 per person, per night. When two adults stay and want access to both rooms, the rate is $199 - $299, plus $29 for the Queen room. When the Queen room is not reserved, the room will be locked out. Please reach out to Alexandra if your needs for the second guest room. After the additional payment is captured, an access code for the Queen room will be provided. The housekeeping rate is subject to change ($199 - $299) depending on number of guests and length of stay.
Cancellation/Reservation Change and Refunds:
Rates will not fluctuate when some guests stay less days than other guests.
Standard Season = 14-days before arrival Sept 15 - April 30
Peak Season May 1 – Sept 30 - 45-days (depending on the below mentioned OSU event weekends)
OSU Event Weekends = 60-days before arrival -
Includes Fall and Spring Family Weekends, Mother's Day Weekend, and OS Football weekends.
Premium rates apply for Fall and Spring Family Weekends, and OS Football weekends.

Craft beer and beverage enthusiasts will be happy to learn that Everglade Townhome is a convenient bike ride or drive to Block 15 Brewery and Tap Room.
If you want to enjoy the outdoors, the Everglade Townhome is a short walk to Willamette Disc Golf Course and park. It is also conveniently close to other parks including the Crystal Lake Sports Fields and Corvallis’ network of multi-use and bicycle paths.
With less than a ten-minute drive to Oregon State University, it is the perfect short stay accommodation for OSU parents during graduation, OSU Parents Weekend, and Pac 12 football games and other sporting events. If you want to make the most of your visit to OSU we have some tips to help you make the most of your visit.

Fourteen days before arrival a security deposit may be captured.
The security deposit range is $500- $750 depending on the number of guests and length of stay. Pets are not allowed at Everglade Townhome vacation rental.

Credit Card Payments for Extended Stays:
We ask our guests to pay their invoice with an ACH payment via their banking system due to the high cost of processing credit card payments. To manage credit card payments we charge a 5% fee on the entire invoice.
Extended Stays have a 30-nights minimum. Reach out to Alexandra for a quote based on your situation.
The monthly rate will include housekeeping; which is included in the monthly rate for all extended stays.

Cancellation Policy for Short-term Rentals (2-14 nights)
Cancellation/Reservation Change and Refunds:
Rates will not fluctuate when some guests stay fewer days than other guests.
Standard Season: refund available until 14-days before arrival (Sept 15 - April 30)
Peak Season: refund available until 45 days before arrival (May 1 – Sept 30) - (depending on the below mentioned OSU event weekends)
OSU Event Weekends: refund available until 60-days before arrival (includes Fall and Spring Family Weekends, Mother's Day Weekend, and OSU Football weekends)
OSU graduation and other Willamette Valley Graduation weekends scheduled June 1 - June 20: refunds not available after 6-months before arrival
Full payment is due consistent with cancellation policy.
Service fee range ($250-$500) will vary this week depending on number of guests and length of stay.
Note that we understand that life happens and cancellation does happen. And as a small business we cannot afford to pay for changes that occur for our incoming guests.
When lodging payments are done via credit card, a merchant fee is charged to the business. We incur a credit card processing fee to our small business when a guest makes a reservation and pays with a credit card. We absorb that as part of doing business.
When cancellation occurs, within the cancellation time window, all rental payments will be forfeited, unless the space is re-rented.
If the property you rented is re-booked for the same period and rate, a full refund (less $250 cancellation fee) will be made. If a portion of your time is re-booked, a pro-rated portion of the rental payments will be refunded (less $150-$250 cancellation fee).
We are flexible in offering a refund, consistent with the stated policy at FernwoodCircle.com, VRBO and AirBnB. We do recover the credit card processing fee associated with the reservation, however the merchant processors do not refund the processing fees to our business.
Credit card processing fees are 4-6% of the entire invoice depending on the type of credit card used.
NOTE: When a reservation is NOT processed via fernwoodcircle.com, the guest will be charged a reservation service fee by the portal where the booking originates. Fernwood Circle does not control that fee. All refunds and portal fees are driven by the specific portal policy.

Deposit Policy
SHORT-STAY PROPERTIES:
A security deposit of $750 - $1,500 depending on the property reserved, may be captured against your credit card, 14-days before arrival. The deposit is refundable after housekeeping clear the property for no damage.
When additional guests stay, than confirmed for a reservation, additional charges will apply. The additional charges will be deducted from the security deposit or charged against the credit card on file.
