Fernwood Circle Property Management, operated by FCPM LLC in Corvallis, Oregon, manages a portfolio of furnished rental homes. These terms apply to your use of fernwoodcircle.com and to any reservation you make with us, whether directly through this site or through a third-party platform. By browsing this site or booking a stay, you agree to the terms below
Website use
We keep the information on this site current, including property descriptions, photos, and rates, but availability and pricing can change without notice as bookings come in across multiple platforms. The rate and dates you see at the moment you book are the ones that apply to your reservation. Photos represent each property fairly at the time they were taken, and furnishings or decor may change between then and your stay
Making a reservation
A reservation is confirmed once you receive a booking confirmation from us or from the platform you booked through, not simply by submitting an inquiry. We reserve the right to decline or cancel a reservation if the information provided is inaccurate, if the property becomes unavailable, or if a prior guest’s stay is extended for reasons beyond our control. If that happens, we will contact you directly and work with you on alternatives or a full refund.
Cancellation policy
If you book directly through fernwoodcircle.com, our cancellation policy is moderate: you receive a full refund if you cancel at least 30 days before arrival, and a 50 percent refund if you cancel between 14 and 29 days before arrival. Cancellations made less than 14 days before arrival are not refundable.
If you book through Airbnb, Vrbo, Booking.com, or another third-party platform, the cancellation policy shown on that platform at the time of your booking applies to your reservation, not the policy above. Each platform sets its own rules, and we honor whatever policy you agreed to when you booked
Security deposit
Most reservations require a security deposit, collected at or before check-in through Hostaway, our booking platform. The deposit is refunded after checkout, once we have inspected the property, minus any deductions for damage beyond normal wear, excess cleaning time, missing items, or violations of the house rules below. The exact deposit amount and refund timeline for your stay are stated in your reservation confirmation.
House rules
The following rules apply across our properties. Violating any of them may result in a request to vacate the property without a refund, and additional charges against your security deposit.
The guest who makes the reservation must be at least 25 years old and must be one of the guests staying at the property. Only the number of guests listed on your reservation may stay overnight, and any additional guest needs our approval in advance. Smoking is not permitted anywhere on any of our properties, including decks, patios, and yards. Parties and events are not permitted. Subletting your reservation to someone else is not permitted. Pets are not permitted unless the specific property you booked is listed as pet friendly. Visitors who are not staying overnight are welcome with advance notice to us, but the property may not be used to host events or gatherings beyond your registered group.
RVs, boats, trailers, and similar oversized vehicles are not permitted at any of our properties, regardless of available parking. Standard passenger vehicles are welcome within the parking limits provided for your property.
You are responsible for the property during your stay and for reporting any damage as soon as you notice it. Please treat each home the way you would want a guest to treat yours.
Parking location, the number of vehicles allowed, quiet hours, exact guest capacity, and check- in and check-out procedures are specific to each property and are provided in your reservation confirmation and in the check-in guide for your stay.
Guest conduct and liability
You agree to use the property responsibly and to follow all house rules provided to you. Fernwood Circle Property Management and FCPM LLC are not liable for personal injury, loss, or damage to personal property during your stay, except where Oregon law does not allow us to limit that liability. We recommend guests carry their own travel or renters insurance for added protection

The text, photos, and design on this website belong to Fernwood Circle Property Management and FCPM LLC, or are used with permission. You may not copy or reuse this content for commercial purposes without asking us first
Governing law
These terms are governed by the laws of the State of Oregon, and any dispute arising from your use of this site or a reservation with us will be handled in the courts of Benton County, Oregon.
Changes to these terms
We may update these terms as our booking process or policies change. The effective date at the top of this page reflects the most recent version, and continuing to use the site or book with us after an update means you accept the current terms.
