Downtown is a great place to rent if your ideal Saturday starts at the farmers’ market and ends with dinner and a show, all without driving. Shops, restaurants, arts venues, and the Oregon State University campus are close by.
Free buses and a wide network of bike paths make downtown an easy home base. What you give up is a quiet street, easy parking, and a yard. Corvallis is compact, so Good Samaritan Regional Medical Center, OSU, and most of town are all within a 15-minute drive.
Most people looking at downtown Corvallis rentals are coming for work, a sabbatical at OSU, or to be near family. If you are deciding which part of town to land in, here is what downtown gives you and what you trade for it.
Corvallis is a small city on a compact grid. Downtown sits on the west bank of the Willamette River, with First and Second Streets home to most of the shops, cafes, and restaurants. You can cross it on foot in about 10 minutes, passing outdoor art, small boutiques, and independent coffee shops along the way.
Walk Score rates downtown Corvallis 92 out of 100 for walking and 100 for biking. If you want to drive as little as possible, live downtown or near OSU.
Corvallis Transit buses are free to ride, and every route starts at the Downtown Transit Center.
Multi-use paths run along the riverfront and connect to bike routes across the city. Per the City of Corvallis, nearly 98% of the city’s collector and arterial streets have bike lanes. (If you cycle, see our guide to cycling in Corvallis.)
The best downtown mornings start at the farmers’ market at First and Jackson. The Corvallis-Albany Farmers’ Market runs Saturdays from 9 a.m. to 1 p.m., April through November, with a Wednesday market on the same corner. Afterward, you’re a short stroll from Valley Rock Gym or the Corvallis Museum.
Evenings are just as easy. Have dinner and a pint at a brewpub like Sky High, catch a show at the Majestic Theatre or live music at the Whiteside, and then walk home.
Downtown sits just east of campus. From there, it’s an easy walk or a quick bike ride to the center of OSU. That means downtown rental properties are near the main university campus.
For even closer access, many Corvallis rentals near Oregon State University are in neighborhoods around campus.
For a standard lease, the City of Corvallis lists the 2026 fair market rent for a two-bedroom apartment at $1,622 a month. That’s the benchmark the federal government uses for housing assistance, so treat it as a reference point rather than a quote. It also assumes an unfurnished place and, usually, a 12-month lease
A furnished home costs more each month because of the flexibility and furniture it includes. A recent 30-night quote on one of our two-bedroom condos came to $3,393, with utilities, maintenance, and twice-monthly housekeeping included. If you are staying a full year and want affordable rentals, an unfurnished lease may be the better deal.
For a month or a few, or as a trial run before you sign a lease, furnished usually makes more sense.
Downtown Corvallis isn’t for everyone. Here is what to weigh:
Living downtown is a strong pick for solo professionals, couples, and visiting faculty who want to be in the middle of things. It’s a harder fit for families with kids or pets, or anyone who works from home and needs quiet.
Most Fernwood Circle homes sit on quieter residential streets about 10 to 12 minutes from downtown by car. You get a yard and parking, with First Street a short drive away. Some of our homes welcome pets for a slightly higher rate.
